I write about housing and land use, local politics and policy, the contours of civic life, and the broader questions that tie them together—mostly in Knoxville and East Tennessee, but with lessons that often reach far beyond it. My goal isn’t just to describe what’s happening, but to understand why. Through data, history, and reflection, I try to bring clarity (and sometimes conviction) to debates that matter.
My goal isn’t always to be definitive so much as curious—to wrestle with difficult questions with clarity, context, and a spirit of honest inquiry. And at a time when public life often feels polarized and angry, I strive to model something different: thoughtful, civil conversation, even when the topics are contentious.

I’m Hancen Sale, a Knoxville, Tennessee–based writer and political commentator. My interests lie at the intersection of markets, policy, and politics. With experience at all three levels of government—local, state, and federal—my career has spanned housing, energy, and environmental policy: fields that, in different ways, shape how people live. Those experiences, and the people and places that shaped them, continue to inform much of what I write.
